Purchasing property in Turkey is now very easy, as long as you go to the right people for the right advice; this takes away all the stress of purchasing. Legalities

The contracts and legal processes are much more simplified in Turkey. Compared to a UK contract, a Turkish contract is in very understandable form.

At Crystal Homes Turkey; we always advise you to employ the services of a Solicitor and an independent translator, which we will provide for you. Another thing you will find different in Turkey is getting your title deeds (tapu), you will not receive these at the moment of completion although you can occupy your property immediately. Title Deeds are only issued to foreign purchasers once all the government and military checks have been completed, this can take up to 3 or 4 months. This is normal procedure here and many properties have been purchased here by foreigners, mainly English and Irish. There are restrictions on the amount of land or property a foreigner may buy, the maximum is 10,000 m2, which is sufficient for several holiday homes!

All you will need to purchase a property here is your passport; it is advisable that if you are coming to Turkey specifically to buy a property that you have sufficient funds available to cover the deposit and legal expenses.

Residency

If you are considering purchasing a property here in Turkey as a holiday home or as a permanent residence, you will require visas. For holiday homes, a three month tourist visa is generally sufficient, obtained on arrival at the entry airport at a cost of £10 per person. This can used as many times as you wish during the three month period.

For longer periods and permanent residency, a resident’s permit is required. These can be obtained prior to entry to Turkey from the Turkish Consulate in London for one year, or after arrival with a tourist visa for periods up to five years.

Additional Costs Involved in the Purchasing of Property

When purchasing property, there are some additional costs for example; agency commission, solicitor, legal translator, city council payments etc. these are known as the "Legal Fees". Many construction companies includes these fees in the prices. Crystal Homes Turkey is also a construction company, we include the legal fees too.
